What information would you expect to provide within the first two stages of the RIBA Plan of Work?
Preparing client requirements and client brief, agreeing project budget programme and undertaking feasibility studies, appointing client team.

Tell me about the types of supply warranties and guarantees available
Manufacturer material warranties and workmanship warranties.
- Materials warranty covers the materials themselves for such things like premature aging or manufacturing damage
- Workmanship warranties - covers the installation itself
What is the difference between a performance specification and a prescriptive specification?
Prescriptive specs give the client certainty about the end product and will precisely include what to do and in some cases how to do it. Provide more control for the client.
Performance specs set out what is required as the outcome and allows the contractors to develop the way that suits them to reaching this. This can mean more cost effective options are used but less control on the quality.
What is a British standard?
British Standard (BS) publications are technical specifications or practices that can be used as guidance for the production of a product, carrying out a process or providing a service.
What is the purpose of a specification?
To set out the required works, quality and installation.
Do you know the difference between specification, prelims and preambles? Would these documents change if the procurement route changed?
Preambles set out quality and workmanship standards. Prelims are costs required to complete the project
Do approved documents need to be complied with? Are there any other alternatives?
No, approved documents provide guidance on how to comply with building regulations.
What is the purpose of the preambles?
Explanatory document typically setting out a description of the project and setting out the material and workmanship requirements.
What other design and spec documents can you expect to find in contracts?
Schedule of works pricing document. Preambles will be material and workmanship. Bills of quantities related to type of JCT and complexity of works.
Give me an example of where H&S considerations have impacted your approach to design?
- Designing for safe access for maintenance.
- Designing out risk
What impact does a load bearing wall have? How can you identify a load bearing wall? What is a spine wall?
It is supporting a load, so removing it without supporting the load can result in structural failure. Undertake a visual inspection to see if other parts of the structure are relying on the wall, alternatively appointing a structural engineer to assess.
- A spine wall is a load-bearing wall running parallel to the long axis of the building.
Talk me through your approach for undertaking detailed design?
Establishing the client brief, setting out the overall layout, creating an outline specification, drawings, schedules., building services plans.
Difference between a warranty and a guarantee?
Pay for a warranty and whereas a guarantee is a promise often included as part of the sale of a product.
