Q

What is temporary works?

A

Temporary works are the elements of the construction that are needed to facilitate the construction of the permanent works and will, most often, be removed once construction is complete

9
Q

What are their advantages and disadvantages?

A

Concrete Frames
Advantage - Inherent fire protection, reduced cashflow, low maintenance, good sound and insulation, ideal for complex structures
Disadvantage - more time consuming, delicate for inclement weather. larger sizes hence bigger footings, steel reinforcement fluctuates
Steel Frames
Advantage - Quicker to assemble, recycable, good for long span, lighter structure hence lesser footings, invulnerable to termites, fungi
Disadvantage - Requires fire protection, Fixing and fitting maintenance, steel price fluctuates, not suitable for complex design, builders are market expensive.

Q

What is intumescent paint?

A

Intumescent coatings are passive fire protection measures which swell up when heated (in a fire for example) and protect the material (steel, plasterboard or wood ) underneath it, from fire

Q

What is RIBA plan of work?

A

The RIBA Plan of Work organises the process of briefing, designing, constructing and operating building projects into eight stages and explains the stage outcomes, core tasks and information exchanges required at each stage.

Q

What is HAOI? What is LP?

A

Under the HOAI (Honorarordnung für Architekten und Ingenieure) in Germany, the work of architects and engineers is divided into distinct phases, each representing a different stage of the project lifecycle. LP (Leistungsphasen)

15
Q

Is HOAI mandatory to use in germany?

A

Following a 2019 ruling by the European Court of Justice (ECJ), which found the mandatory minimum and maximum fee rates to be incompatible with EU competition law, Germany had to adjust its application. The revised HOAI, effective from 2021, provides more flexibility in fee agreements, but the fee tables still serve as a reference.

16
Q

What is the common basis of design in Germany?

A

BauGB, Bauordnung, DIN, Neufert

17
Q

What are the requirement for building permit in Germany?

A

Building Permit Application Form (Bauantrag), Architectural Plans, Site Plan (Lageplan), Structural Calculations (Statik), Energy Efficiency Plan, Project Description (Baubeschreibung), Compliance with Building Regulations, Fire Safety Plan, Drainage Plan, Soil Report

18
Q

What is the basis of sustainability measures in Germany?

A

DGNB, EPBD
- All new buildings must be NZEB by 2020, new public buildings by 2018.
- All building must be issued with EPC

19
Q

In cark park building, what are the options provided for the structural frames? What are the advantages and disadvantages? What was the selected options?

A

Traditional cast-in-situ
Full precast frame and foundation
Cast-in-situ foundation and precast frames

20
Q

How much does it cost for each options?

A

Traditional frames: 1.3M Dinar
Full Precast: 1.8M Dinars
Hybrid: 1.5M Dinars

21
Q

What is the difference between post tension slabs and hollowcore slabs? What their pros and cons?

A

Post-tensioned slabs are a type of concrete slab that is pre-stressed using high-strength steel tendons (cables) that are tensioned after the concrete is poured and has gained sufficient strength.
Pro: Reduced Thickness, Longer Spans, Material Efficiency
Con: Complex Design and Construction, Higher Initial Costs, Limited Modifications
Hollowcore slabs are precast, pre-stressed concrete slabs with continuous voids (or cores) running through their length. These voids reduce the weight of the slab without significantly affecting its structural integrity.
Pro: Weight Reduction, Speed of Construction, Factory Quality Control
Con: Transportation and Handling, Limited Design Flexibility, Connections and Detailing, Connections and Detailing

22
Q

What is the recommended option? How are the costs of each options?

A

Post tension - 70k Dinars
Precast - 61k Dinars (Recommended)

23
Q

What are the factors that affect the building lifespan of a building?

A
  • Geographic location (Extreme temperatures and soil quality can impact the structure of a home).
  • Building materials (higher quality materials often last longer).
  • Maintenance
24
Q

What are the options presented in an administrative building in Germany? How much are the difference in costs?

A

800 m2 Off-the-shell containers 2.1M, Modular buildings 3.3M, 800m2

25
Q

What are the options presented to a government client in Bahrain?

A

Normal wall painting and pigmenting concrete in a precast boundary wall

26
Q

How did you conduct the cost exercise between normal wall painting and pigmenting concrete in a precast boundary wall?

A

I conducted an cost exercise by comparing the maintenance cost of painting the precast wall and pigmenting the concrete itself, over a sample of 20 years.

27
Q

How much is the difference between the two?

A

I conducted an cost exercise by comparing the maintenance cost of painting the precast wall and pigmenting the concrete itself, over a sample of 20 years.
