Supplementary General Conditions

A

• Additional conditions, included in the project manual, that are used to modify the General Conditions of the Contract for Construction. • This is done to accommodate any specific legal, climatic, or site conditions of the particular project. • To modify the general conditions of the contract due to unusual or special circumstances or accommodate the specific project requirements.

A

A document that directs a change in the Work of the project, prepared by the Architect and signed by the Owner and Architect. This chnage can adjust the contract sum and/or contract time. This document shall be used in the absence of total agreement of the terms of a change order.

Invitation to bid

A

A formal written invitaiton to bid, usually places in newspapers, informing prospective bidders about a project. Its necessary for public Work, but not for private Work.

Notice of completion

A

A written document, filed with the country in which the project is located, verifyig that the project is complete and ready for occupancy. This document initiates the beginning of the END of the LIEN period.

Specification - Performance

A

A specification that indicates the performance required of a product Ex: 2,500 psi concrete

Specification - Prescriptive

A

A specification that prescribes specifics of a product Ex: 80 gallon water heater to fit in a space 26” wide and 60” tall

A

A specification that describes a product by the manufacturer’s name, model number, color, etc. Ex: Haws drinking fountain, model number HI20, white

Specification - Reference Standard

A

A specification based on an industry standard Ex: Reinforcing steel shall conform to A.S.T.M. A-615, grade 40

Certificate of Insurance

A

A document issued by an authorized representative of an insurance company stating the types, amounts and effective dates of insurance for a designated insured.

Certificate of Occupancy

A

A document prepared by the architect stating that the work is substantially complete thereby establishing the date of substantial completion. It generally fixes the time within the contractor must complete the unfinished work listed.

Punch List

A

A list of items to be corrected or completed, which is provided by the contractor and usually expanded by the architect based on a detail inspection of the work prior to substantial completion.

Schedule of Values

A

A statement furnished to the architect by the contractor reflecting the amounts to be allotted for the principal divisions of the work. It serves as a guide for reviewing the contractor’s periodic applications for payment.
