What is classed as a high risk building
Any building which is either at least 18m or 7 storeys and has 2 or more dwellings. This includes care homes and hospitals
When will the BSA apply to Care Homes and Hospitals
Only through the design & construction stages
What are the three gateways
Gateway 1: Fire Statement - HSE became a statutory consultee for planning applications for high-rise residential buildings
Gateway 2: Building Control Approval for HRBs (12 weeks to approve)
Gateway 3: Completion Certificates - will ensure that BSR has the required information to issue a completion certificate (BSR has 8 weeks to approve the application)
What is the role of duty holders
AP - Accountable Persons
Role - Building owner whose role it is to prevent building safety risk
What is the role of the BSR
The BSR will oversee the safety and
performance of all buildings, as well as having a special focus on high-rise buildings
What is the ‘Golden Thread’
The golden thread involves keeping a digital record of crucial building information, throughout the building’s lifecycle.
This must be stored digitally but can be on multiple systems
Legally, it only applies to HRBs
