What is urban regeneration?
a program of land redevelopment in inner city areas designed to improved the physical, economic and social characteristic of the area
What is property-led regeneration?
The regeneration of an inner city area by changing the image of the area improving:
-environment
-no. of private investments
-improving confidence for future investment

Often carried out by URBAN DEVELOPMENT CORPORATION
What was the background of Cardiff Bay? (4)
- During 1980s, bay suffered from deindustrialisation due to decline of welsh coal industry (much of which exported through the Cardiff Docks
- The closure of East Moors steel work (which provided a no of well-paid jobs)
- Area became a neglected wasteland
- Population suffered from social exclusion and had above avg levels of unemployment
