What is Design and Build and when is it used?
A
- It is a Procurement Route (along with Traditional, Management Contracting, Construction Management)
- Contractor responsible for design, planning, organisation etc based on ‘Employer Requirements’
- Contractor holds direct relationship with architect and all other designers.
- Used when time is prioritised, when client doesn’t require control over design, when contractor’s expertise is required.

What is role of Employer’s Agent in D&B Contract?
A
- Act on behalf of client in all matters
- Not impartial but must act fairly
- Creates ‘Employer’s Requirements’
- Negotiates tender
