- What different types of maintenance management are you aware of?
Responsive, reactive, preventative Proactive, deferred maintenance, corrective maintenance.
- What legal rights might a tenant have regarding maintenance repairs and improvements?
Landlord and tenant act 1985 and Section 11.– right to habitable living spaces, timely repairs, Quiet enjoyment and emergency repairs.
Housing Act 2004
Defective premises act 1972.
- How might maintenance work be budgeted for?
With a PPM – schedule
- How might maintenance work be procured?
Framework agreement, traditional tender, inhouse maintenance, fixed price contracts with Schedule of Rates.
- What might be the implications of maintenance on a listed building be?
Listed building consent will be needed on many alterations.
Specialized services/ conservation works.
Material restrictions
Increased costs
Time constraints.

It was proving to be a H*S hazard

Contractor was appointed by the FM directly – however as a duty of care to my client I advised the contractor returned and reqtified the works.

To ensure that I do not include items that tenants are responsible for in the PPM – this would then be included in the service charge.
