Tell me about a valuation method you have utilised in a rating valuation.
I used the market approach to find comparable evidence, that was similar to the subject property in order to determine an annual market rent.
Tell me how you have complied with the RICS guidance in a rating VT case?
I haven’t presented a case to VT yet, however, I worked on a case that was going to VT, I followed the guidance on ethics ensuring that I was providing a good level of service to the client whilst examining both sides of the discussion.
What advice did you provide the office unit appellant as to why the case law you used applied to their case?
I explained that over time the principles of Local taxation have been decided in the courts and therefore when someone has a particular arguments there tends to be case law surrounding it.
What advice did you provide the appellant about the hypothetical tenancy/vacant and to let principle?
I explained that there is an assumption of vacant and to let which is used across local taxation, although this not to be taken to the extreme whereby a property may have been vacant for an extended period of time.
In regard to hypothetical tenancy I explained that the hypothetical tenant is regarded as being fresh on the scene as a natural consequence of the property being vacant and to let.
What advice did you provide the appellant as to why the measurements were incorrect and how was that verified from just plans?
I explained to the tenant that the measurements held on our system were indeed correct as was confirmed by measurements which I undertook on site.
What advice did you provide the agricultural site as to why the presence of industrial machinery prevented an agricultural exemptions?
I explained that the industrial (commercial) machinery in the building, prevented the building from being solely agricultural.
