Building Pathology Level 2 Flashcards
Tell me about the cause and mechanics of one type of failure.
Wall-tie failure can occur when the wall-ties holding the two courses of brickwork together corrodes and breaks. This can cause weakness in the walls and has resulted in wall collapses.
Tell me about the defects/issues you have identified from a building inspection.
On one inspection I noted several invasive species on site, this included, Japanese Knotweed, Buddleia, Himalayan Balsam and also Bamboo.
Tell me about the relationship between site observations and the diagnosis of failure in building fabric.
It is important to pay attention on site and follow any trails that you can see. It is then important to have a stand-back and look approach to give yourself time to contemplate the property and its fabric.
Tell me about a type of specialist inspection you are aware of to diagnose and explain building fabric failure.
Drainage inspections are specialist, they often use advanced boroscopes/ camera systems to find collapsed drains/ illegal septic tanks. Collapsed drains can lead to subsidence and potentially collapse.
Tell me about a report/survey you have provided to a client and the process you undertook to provide it.
What issues did you identify?
What condition ratings did you apply?
What reasoned advice did you provide as a result?
If you provided a valuation as part of the instruction, how did the defect affect this?
Tell me about an instance of when you have followed the trail.
What are the brick defects you mention?
What causes lintel failure?
How did you know that the tiles were not original in blackburn?
How did you determine that the concrete tiles had a life expectancy of 10 years?
What indications were there that they were nearing the end of their life?
