Explain a factor identified during an inspection which impacted upon value.
An old farmhouse I valued in Sedbergh had a defective heating system, the oil tank and boiler was in need of replacement.
How did you determine that the damp had only recently formed in the detached residential unit?
The damp had been caused by condensation near the windows, there was only a minimal amount of mould and therefore if it had been ongoing for a long time there would be more mould.
What tests did you undertake to be able to advise your client with certainty?
We do not have access to damp meters at my current workplace, however the location and colour of the mould is typical for mould caused by condensation.
What method did you employ to proportion the amount of damp occurrence pre and post valuation date?
The mould was not valuation significant, however, due to the minimal amount it’s thought that it is recent.
What information, other than cost information, that informed your advice on the prohibitive cost of converting the grade 2 listed buildings?
I had researched the floorplans and the layout was also rather preventative.
Why was the topography of the site of particular importance?
Topography can dictate what can be built on a site and to what density, developers often prefer a flat site due to the costly nature of making a site flat.
