Lecture 7. Procurement II Flashcards
Delivery methods?
- Negotiated
- Design bid build (DBB) (tradition, lump sum, guaranteed -max price, measure and value, cost reimbursement)
- Design and construct (design-build)
- Project manager agent (CMA)
- Alternate delivery methods. (PPP, alliances, early contractor involvement)
Design bid build communication and contract relation with owner, architects/ engineers and contractor?
Communication between A/E - Owner - Contractor.
Contract between A/E - Owner and Owner - Contractor.
Characteristics of DBB?
3 linear phases
3 primary players (a/e, owner, gc)
2 contract (as in other question)
Selection process of DBB?
Designer = qualification based GC = lowest responsible bid
Advantages and disadvantages of design bid build?
in notes lol
Project Manager Agent characteristics?
3 linear phases
4 primary players (owner, PM, a/e, gc)
3 contracts (owner - pm, owner - a/e, and owner - gc)
Communication between all.
Selection process of Project Manger Agent?
PM = Qualification based A/E = Qualification based GC = Lowest responsible bid
Advantages to Project Manager Agent?
All for the owner.
Increased representation, independent evaluation, increased constructibility, increased value engineering.
Disadvantages to Project Manager Agent?
All for the owner.
PM assumes no risk (owner hold contract), PM agency doesn’t guarantee costs, PM licensing is not available, high owner/PM involvement.
Characteristics of Design and Construct (Design-Build)?
2 continuous phases (design and build).
2 primary players (owner and DB)
1 contract (owner-DB)
Selection process of DB?
DB = Qualification based/ low bid.
Design build advantages and disadvantages?
Check notes - too many lol.
What delivery method is currently more popular in the states?
Design build (50%) Design bid build (40%) Construction management (10%)
Which costs less, DB or CMR?
DB by 4.5%
Which cost more, DB or DBB?
DBB by 6%
