A/E: For public works, selection may be
controlled by statute:
- Competition (With 2 separate envelopes)

The scope of work for the A/E would
include the preparation of:
- Preliminary designs
- Preliminary cost estimates (Conceptual or parameter)
- Drawings and specs.
- Bidding and construction documents
(Conditions of contract, addenda, etc.) - Receiving and evaluating bids (In case
there is no separate CM). - Review and approval of shop drawings,
material samples, etc. - Acting as an ACM in case there is no
other entity to play this role. - Perform all the other duties as per the
contract with the owner.
Methods for Payment for
the A/E:
- A percentage of the project construction cost
(Conflict of interest) - Multiple of direct cost (Similar to Cost+)
- Sum of hourly rates (Can be set to a GM)
- Lump sum or fixed fee (Risk shifted to designer)
Another form of a contract between an
owner and a designer (Other than the
Architect taking the lead role).
Engineering Services
Engineering services covers two major parts:
- Consultation, investigations and reports
- Services for design (usually civil, mechanical, electrical,
industrial, or other process work).
When using engineering services the percentage of fees varies between ____
