Explain a factor identified during an inspection which impacted upon value.

A

Inspected a flat above a fish and chip shop where the access was shared with the rear access of the shop. Too significant a deterrent for the wider market.

Marsh Terrace, talk me through your inspection method (exterior, working down, then interior, working up).

A

As described in the submission. Outside first. Chimney down. Noted breast leaning left to right in line with party wall. Also reduced in height looking at adjacent breasts. Noted two flues, so assumed two fire place. Looked internally in the loft space and breasts, one coming down through front bed, continues to lounge, one coming down through rear bed, but not evident in rear kitchen. Aware that sometimes walls are drylined/studded out to alcoves to square of the room, so measure party wall to party wall to make sure room in kitchen in same as upstairs measured to alcoves.

How did you identify the absence/concealing of support?

A

Can’t be sure as there is a chance that the support is concealed in the ceiling/floor and can’t undertake invasive inspection.

Why was a duty of care owed to the applicant?

A

Unsupported Chimney breast causing two issues. Structurally load bearing and the weight of unsupported masonry is a risk to health.

Give me another example of your reasoned advice following an inspection.

A

On a recent Level 2 on a 1900’s property recommended CCTV of drains as whilst no movement noted to the property itself, paving flags etc had sunk along the lines of the drainage runs.
