Discussion with the client about the property.
Looked for all open source information I could prior to inspection, including market data.
Met with the building surveyor who had completed the dilapidation report, specifically any known risks associated with the premises.

Yes, It had been occupied by a bank previously and so compliance was good.

Primary purpose was to provide the Landlord with advice on re letting the property. Specifically, the extent of works that I felt the landlord should do and what could reasonably be left to a new tenant.

Yes, I considered a side access alleyway and noted to follow up with the landlord to understand what would be permissible as a right of access via the rear of the property for a tenant. I also noted the condition of the shop front, specifically a leaking hopper that had caused damage to the shop front and neighboring shopfront.

Hard frontage.
Position on the high street.
Internal height differences.
Poor condition.
Bank fit out.
Versatile interior space (stud walls).
Rear access.
Free parking immediately in front.
High percentage of rear storage and offices (50:50).
Porsche Centre Moreton-In-Marsh. How did you come to the opinion that the property wouldn’t achieve a market leading rent?
Because market leading office rents in the area tend to have the key feature of a grade specification, often often in historic buildings but most importantly in picturesque rural settings. This could have been the former but could never have been the latter.

Instruction was to consider what could be done to achieve a market leading rent. Inspection focused on:
* Desk based investigation on neighboring occupiers and rents.
* Locality, other neighboring businesses and setting.
* Building construction
* Internal configuration and use of space
* Possibility for subdivision
Porsche Centre Moreton-In-Marsh. Had an asbestos survey been undertaken given the property’s age?
We had been informed that a survey had been completed and there was none in the property. The property was owner occupied, by a fairly wealthy association and money had been spent to maintain and repair it.

None. It was in use as a show room/museum and associated offices.
