Risk assess before going
Ensure appointment are in the diary with start and finish time.
Consult client to understand any site specific requirements
Take mobile phone
Sign in where required
Take any necessary PPE including hard hat, hi viz if required.

What would you do if you suspected asbestos existed on a site inspection?
Leave the property.
Inform the client and advise them to instruct an asbestos survey and not to let anyone back on site until this had been completed.
Tell me about any specific precautions you would take when inspecting a dilapidated property.
Seek clear guidance from the client on property condition and known risks including existing asbestos survey.
Base an initial risk assessment on this.
Wear any necessary PPE including dust mask if req.
Avoid obvious risks, unsupported floors etc.
Report back anything not intially flagged.
Avoid if there were any apparent significant risks
What hazardous materials have you come across in your work?
Japanese Knot Weed. Not my instruction but I saw it during the inspection. Colleague advised client to arrange inspection from qualified professional in order to get a management plan in place.
Beech Court – how did you assess risk?
Spoke with the landlord to understand the phase of development which was close to completion.
Used this to understand the likely hazards, specifically over head works, heavy machinery and general site traffic.
Followed contractors guidance explicitly and wore PPE to mitigate notable risks.
Were there any site specific rules to abide by?
Follow the site manager throughout and stick to designated path, do not stray from that. Be alert to the fact it was still a building site.
