  • Start externally – access roof safely or via MWEP (mobile elevated working platform)
  • Methodical – roof → brickwork details → external doors & windows
  • Internally same method – ceilings → wall features → floor
  • Services / M&E – inspected by external consultants

  • Present in a table format:
  • Building name, followed by each element – roof, walls, RWGs
  • Score A-D, priority 1-4
  • Lower the letter, more serious the defects are
  • Lower the number, higher priority items
  • Provided a cost for each item

What is the main difference between a PPM and a Schedule of Condition?

A
  • Schedule of condition – snapshot in time, assessing condition of building at the time of inspection only
  • PPM – cyclical survey assessing the condition of building elements, and how the condition will deteriorate over time
