What has the RICS produced relating to Health & Safety?
The RICS Guidance note: Surveying Safely 2018
What does the Guidance note set out?
It sets out Basic, good practice principles for health and safety management for RICS members and firms
The structure of the document:
- Personal responsibilities for members and firms
- Assessing Hazards and Risks
- Workplace Health & Safety
It also provides advice on health, wellbeing and mental health
What must RICS regulated firms provide?
A safe working environment
Safe work equipment
Safe systems of work
Competent staff
What does the RICS define as a “safe person”
An individual that assumes responsibility for themselves, their colleagues and others’ health and safety.
Who is the Health & Safety at work Act policed by?
HSE (Health and Safety Executive)

- Identify the hazards

What is the building safety act 2022?
Introduced after the Hackitt Review which made recommendations over the accountability and duty of those involved in the construction process as well as residents ability to contribute to maintaining safety
The use of combustible cladding on residential buildings over 18 metres tall has been banned since September 2018.

What is Asbestos?
When was it banned?
Who’s duty is it to manage?
Asbestos is an insulating material that can cause serious health problems. If left undisturbed, it poses no risk. It is deleterious.
Blue and Brown Asbestos were banned in 1985 and white asbestos was banned in 1999
It is the duty of the owner of the premises if the premises is vacant but the duty of the tenant if they hold a repairing lease.
What type of Asbestos surveys can you have?
Asbestos management survey - This is to locate, assess and advise on the management of asbestos during occupation. No samples taken
Refurbishment/demolition survey - These surveys are undertaken when a premises requires upgrading or demolishing. Samples taken to be analysed and recommendations made regarding management.
