A clerk of works inspects the workmanship, quality and safety of the work on a site and reports back to CA or client.
Produces progress reports
What is the difference between a C.O.W and a CA?
A CA ensures the contract is followed/administered and manages the day to day running of the contract

What is a programme?
They describe the sequence in which tasks must be carried out so that a project can be completed on time
What will a programme identify?
Dates and durations allocated to tasks
A critical path ( the sequence upon which the overal duration of the programme is dependent)
The need for specific resources (such as plant, materials etc) and their lead in time.
start and completion dates
What edition of Surveying Safely GN are we on?
2nd Edition (Nov 2018)
What would you include in a risk assessment?
Identify any hazards
decide who could be harmed and how
evaluate risks and decide on precautions
record the findings and implement them
review the assessment and update if necessary
advise all those affected on the outcome of the assessment and methods of work, or other control measures necessary to minimise or eliminate risk
What measures are included in the Hierachy of Risk Control as details in the Surveying Safely GN?
- Elimination
- Substitution
- Engineering controls
- Administrative Controls
- PPE and equipment.
What is a dynamic risk assessment?
A last chance to assess risks immediately prior to undertaking a work activity or while in the process of doing the work and the environment is changing
Re-evaluate site risks
How would you calculate your fee?
- Fixed Rate
- Hourly/time charge
- Percentage based
What’s the status of a contractor’s programme under JCT vs NEC?
Under JCT contract is not a contract document and is therefore not accountable.
Under NEC programme is a contract document and therefore is fixed.
Patent vs Latent Defect?
Patent is obvious and latent is not.
How is quality measured?
Against specification, manufacturers requirements and clients brief
How is quality shown or described within the contract documentation?
in contract drawings or specification
How can progress be recorded on a project?
Site Progress reports against contractors programme
Progress meetings
Why is it important to record progress?
Can back up any extension of time requests
How regularly might site visits be undertaken and why?
Weekly to monitor progress and see works before they’re covered up.
Primary School, Caistor
How often did you visit site?
Every other week
Caistor
Give some examples of ‘snagging’ items you identified during your site visits?
Missing vent covers
damage to powder coating
lack of restrictors
Caistor
Where you were reviewing quality, give some examples of what you identified.
that windows were as per specification
Name three types of ventilation?
Purge (such as opening a window)
Extraction (e.g in kitchens/bathrooms)
Background - I.e trickle vents.
Whats the minimum amount of ventilation a room should have?
5000mm2 for habitable rooms and 2500mm2 for wet rooms.
Covered in Part F
1) How do you check the product is correct as used by the contractor?
Check any receipts or information sheets that came with the product on site.
2) What do you if the contractor comes to you with an alternative product?
Check whether it performs the same as the one specified and discuss any cost savings.
3) When you carry out site inspections, what do you include in the inspection report?
How many operatives were on site The weather Progress Any materials on site traffic light system Photographs Any health and safety issues raised. Time and date of visit
5) What tests on concrete can you carry out on site?
Slump test to determine workability of concrete (using a cone you fill it up and lift it vertically and using a rod to measure the slump)
If the slump retains its strenth it’s cohesive. (zero slump is good for road construction)
Cubes or cylinders can be taken for a compressive strength test
