Q

What is LEED?

A

Leadership in Energy and Environmental Design (LEED) is a widely used green building rating system. LEED certification provides a framework for healthy, highly efficient, and cost-saving green buildings, which offer environmental, social and governance benefit. similar to BREEAM

A

“Based upon points & tiers 4 tiers based n a 4 letter word:
- 40-49 credits for normal / certified LEED
- 50-59 credit for silver LEED
- 60-79 credit for Gold LEED
- 80 plus credits for Platinum certified LEED buildings”

Q

What are the difference between BREEAM & LEED?

A

The main difference is the method of assessment, as BREEAM requires a trained assessor to review the documents and submit it to the BRE, whereas LEED does not need one.

Q

Is there any other accreditations that you can get in USA to prove sustainability

A

”- The WELL Standard – focuses more on mindfulness and wellbeing
- ISO 14001 is focused solely on the environmental impact of a company.
- ENERGY STAR - recognizes a building that operates more efficiently than 75% of similar structures nationwide”

Q

What is the first step I undertake when a client says they are looking to implement a LEED status? What are some of the key considerations I take into account?

A

“I would evalute:
- Is there money in the budget?
- Is it an existing building?
- Is there existing services?
- Can we procure the tests directly through the client opposed to an Architect who will apply a typ. 10% mark up for managment?
- Is it a key driver for the Client? “

11
Q

“Does having a LEED accreditation have a certain $ value next to it and how much does it cost to implement LEED Silver?
Was this value the same across all project?”

A

“Every time someone asks what the $ of something generic is – it’s a trick question! How much for a brick wall? How much for LEED Silver? How much does a door cost?
Always follow up with more questions “well it depends on the project as it varies from site to site (then refer to above for LEED).”

What is Local Law 97?

A

“In NY, most buildings over 25,000 square feet are required to meet new energy efficiency and greenhouse gas emissions limits as of 2024, with stricter limits coming into effect in 2030.
Included in the Climate Mobilization Act.”

13
Q

What is a SKA rating?

A

The RICS’ own environmental assessment tool for fit outs

14
Q

What are SUDS?

A

Sustainable urban drainage systems (SUDS) are systems designed to efficiently manage the drainage of surface water in the urban environment.

14
Q

What is Sustainability?

A

The ability to meet the current needs of society without compromising the future generations.

15
Q

What are the benefits of SUDS?

A
  • Reducing flooding.
  • Reducing the demand on existing drainage systems.
  • Enhancing water quality.
  • Reducing pollution.
16
Q

What is EPA?

A

“The Environmental Protection Agency is an independent agency of the United States government tasked with environmental protection matters.
They protect people and the environment from significant health risks, sponsors and conducts research, and develops and enforces environmental regulations.”

17
Q

What is the RICS doing about Sustainability?

A

RICS provide a Sustainability Report which is a global benchmark for issues of climate, carbon and sustainability practice.

17
Q

What are the key principles of sustainability?

A

Social (building health), Economical (jobs) and Environmental (Protecting and enhancing the environment).

18
Q

What is Whole Life Costing (WLC)?

A

An investment appraisal and management tool which assesses the total cost of an asset over its whole life.

19
Q

What does WLC take account of?

A

It takes account of the initial capital cost, as well as operational, maintenance, repair, upgrade and eventual disposal costs

20
Q

What is Life Cycle Cost (LCC)?

A

An objective method for measuring and managing the lifetime costs of any project or asset. In construction, it enables design options to be compared from a lifetime perspective to reduce overall costs.

21
Q

What is the difference between WLC and LCC?

A

“LCC focuses only on the construction, maintenance, operation and disposal of the asset.

WLC also includes client and user costs, such as project financing, land, income and external costs.”

22
Q

What costs are considered in Life Cycle Cost (LCC) analysis?

A

CMOD
- construction
- maintenance
- operation
- disposal.

22
Q

What is a Cost benefit analysis?

A

The process used to measure the benefits of a decision or taking action minus the costs associated with taking that action

23
Q

What is Net Present Value?

A

The difference between the present value of cash inflows and the present value of cash outflows. A positive NPV indicates that projected earnings generated exceed the anticipated costs

24
Q

What is a benefit of cost benefit analysis?

A

Makes Decisions Simpler.
Uncovers Hidden Costs and Benefits.

25
Q

Why would you use a site waste management plan?

A

“Regulations that require a plan to be put in place for the efficient management of waste arising from construction projects.
Must detail
o The kind of waste produced
o How it will be disposed of
o Who the waste carrier will be and registration number
o Address and environmental permit number for where the waste is going”
