What is a programme?
A tool used to monitor project progress and track against milestones.
What is concurrent delay?
When one or more events occur at the same time are caused by different parties involved in a project.
Events occur independently of each other and impact the completion date.
If a dominant cause can be identified this is a relevant event and therefore an EOT.
What is a critical path?
The longest sequence of tasks that must be completed to successfully conclude a project.
Any delay to this causes a delay to the end date.
What are the benefits of the critical path method?
- Helps to identify most important tasks on a project
- Minimise delay
- Improves organisation of project
- Optimises efficiency
What is float?
The amount a task can be delayed without impacting the project programme / end date.
How would you compile a new programme?
- Understand purpose / detail required.
- Activities identified, key milestones, contract requirements
- Assign durations
- Activities would be allocated into RIBA stages.
- Understand relationships between activities (predecessors etc)
- Any float / contingency could then be identified.
- Issue to wider team for comment.
What are the RIBA stages?
0 - Strategic Definition 1 - Preperation and Brief 2 - Concept Design 3 - Spatial co-ordination 4 - Technical Design 5 - Construction 6 - Handover 7 - Use
What do the different stages involve?
0 - Strategic Definition
- Understanding client requirements.
1 - Preparation and Brief
- Develop detail of brief, ensure buildability.
2 - Concept Design
- Ensure look and feel of the building is correct.
3 - Spatial co-ordination
- Ensure the space requirements are correct.
4 - Technical Design
- Develop information required to manufacture the building.
5 - Construction
6 - Handover
7 - Use
What are milestones?
Fixed dates, with zero duration.
How do you review progress on site?
Progress against programme
Amount of materials on site
Labour on site
Cash flow against forecast
What is a wayleave agreement?
- Legal consent in writing that allows service provider to carry out work (install, maintain or repair) on private land.
- Typically, in a common landlord riser.
- Has to be in place before incoming line can be put in place.
What is the process involved in a programme workshop?
- Review of the project programme
- Review of the key milestones
- Review of the critical path
- Review of key actions/risks
What are the time differences for different procurement methods?
Single Stage Traditional (longest) – tender design team, work design, tender construction team.
Two Stage Traditional – quicker than single stage as the tender and design run in parallel.
Design and Build (tendered) – quicker than traditional methods
Design and Build (negotiated) - quickest
How can a project be rescheduled?
Items with float can be moved, to ensure there is no programme delay.
