Why did you measure the property to NIA?

A

What is excluded from NIA?

A
  • Structural walls and columns
  • Toilets, cleaners cupboards
  • Entrance halls
  • Lift rooms, plant rooms, tank rooms
  • Stairwells, lift wells, lift lobbies
  • Corridors and other circulation areas
  • Space occupied by permanent and continuous air conditioning.
  • Areas with a headroom of less than 1.5m

Why did you put measurements on the plan you had and sketch your own?

A

To ensure the measurements I had were accurate and the shape of the property was correct or had not been altered.

Why did you use drawing software to replicate the plan?

A

To ensure accurate calculation of the areas. Also, a clean and accurate plan for the client and our records for future reference.

A

Why did you need to measure the property?

A

I needed to measure confirm areas with the client and then for valuation purposes. I needed to know the size of the property so I could analyse my evidence and compare to others.

A

Zoning is a method to compare other retail shops in the valuation process. The idea is the front part of the shop is the most valuable.

Why did you not measure the property to IPMS?

A

I measured to NIA in line with the code of measuring practice for rating purposes as per instructions from DLUHC. Rating is not required to measure to IPMS due to the amount of property in the rating list.

Was there any return frontage or anything out of the ordinary?

A

The shop had two frontages. One at the front and one fronting another street. I decided to measure two zoned areas as it benefitted from frontage on both sides. The rear also had an odd shape.

How did you agree areas with the agent?

A

I discussed the areas with the agent through email and on the phone. I communicated the areas I found and we were able to agree the final area of the property.

Consists of a metal outer sheet, insulation filler and internal liner.

A
  • Internally, I measure to GIA using a laser measure.
    -Externally, I measured the land using a mix of laser measure and tape measure.
    -Parking, I counted the individual car parking spaces on site and confirmed using google maps.
