How do you verify the information you collect from the sources you mention?
- Cross reference the information against the other sites.
- Call the agent/occupier up to ensure the correct information
- Look on land registry to see of there is any information.

Data could personally identify people, including:

To ensure understanding for the client and any other users.
Also, protects any information which could be a data infringement.

Why did you save the sales particulars and obtain land registry documents?
To ensure I had all the information available to present to the otherside/client. I obtained the land registry documents to verify the information and ensure it is correct.

How did you ascertain the planning position of the comparables?
- I searched the councils planning website for any planning permissions.
- I had regard to local planning maps to see if the comps were in conservation, greenfield areas or land available for development.

I saved the data in secured drives which had restricted access to only those working on the case.

Enabled me to confirm and verify the information and comparables I had found. Market reports also gave me an idea of how the market was behaving.

Why did you save the information in secured drives?
- So the information can’t be lost.
- No data infringements
- Information cannot be seen any unauthorised persons.
- Act as an information barrier for any other valuations being undertaken.

Did you just use your internal database to collate evidence?
No, I searched external sites such as Costar and Eig auctions for comparable evidence and to verify the information found.

Was the table produced compliant with NDR regulations?
Yes, the table was produced in line with the regulation 17 notice which allows the VOA to provide comparable evidence in support of valuations.
