So I could ascertain the adjustments required for the valuation.
Yes, the school had new windows, flooring and refurb to part of the school.

What did you do prior to inspection?
- Researched the property

What was the construction of the property?
Brick construction with majority of the site having a felted flat roof with some areas having a pitched tiled roof.

What was the condition of the property? Did this have an impact on value?
The school was in a good condition with some parts older and some areas seeing refurbishment.
Yes, it did have an impact as the difference in remaining life impacts the value.

Why did you ensure not to get anybody’s identity?
Due to GDPR and myself acting in a professional capacity. Also, the sensitive nature of the property with minors present on site.

Did you have regard to any guidnace?
Yes, I had regard to RICS surveying safely, the health and safety at work act 1974 and the VOA’s lone working policy.

Why did you measure the property on so many different bases?
As this was requested by the client.
Also, it wasn’t clear on the occupation and use of all the areas, therefore, I measured all parts necessary.

Why did you reference Cardtronics v Sykes [2020] to the occupiers?
As this is recent case law concerning paramount control. I attempted to establish who was in control of the areas and found the landlord/host still had control so decided not to split.

What was the construction?
The property was steel portal frame. Concrete flooring to the warehouse areas and internal concrete walls. The upper floors were good quality office spaces with boardrooms, break out areas etc. Suspended ceilings, LED lighting, carpeted flooring.

You mention you noted down P+M what was present?
I noted down rail tracks, cranes, rail stops, air conditioning, fire protection.

How did you value the P+M?
I didn’t value the P+M in this scenario I was instructed just to inspect. However, I did take photos of any information on the P+M and asked the occupiers for sizes, weights etc.

If you had to value the P+M how would you go about it?
I would take photos, get all the information necessary. Then, I would have regard to the VOA cost guide which estimates a replacement cost and then decapitalise using the statutory decap rate of 4.4%. I would also ask for advice if required and look at the P+M regulations 2000.
