What was the construction of the property?
A brick construction with a tiled roof. Victorian style with timber framed bay windows, roof had a high pitch.

What was the accommodation of the property?
Property was arranged over three floors, four bedrooms, large kitchen, two living rooms, two family bathrooms, downstairs toilet and utility room.

What sort of damp was present and how could you tell?
I ascertained rising damp was present.
The damp was isolated to the ground floor, the wall had gone yellow and the plaster/wallpaper had started to bubble which suggested salt content.

You say you found branches in the fireplace on the ground floor, why was this significant?
I advised the client the property may have an infestation as this was a sign of nesting and advised they get a survey undertaken to see if the species needed to be removed.

Did you identify what caused the cracking to the ceiling?
I was unable to identify the cracking to the ceiling as was on the upper floor and access to the roof was not possible. I also felt this was not safe so took pictures and advised the client a structural survey be conducted.

What would you have said caused the cracking?
I wouldn’t like to guess but I would suggest a damp issue as I did not observe any other major cracking issues across the property.

How did your inspection findings influence your valuation?
I adjusted for the poorer condition. I also had a caveat in my report which stated until a survey had been commissioned I was unable to report on the value until accurate costings had been acquired.

Did you value the industrial units?
No, they were not to be valued as part of the instruction. However, I did have regard to them in terms of locality and any disturbance and shared access.

How did you advise the client?
I advised what I found required specialist advice. I did this over the phone and in a follow up email.

What inspection advice did you give?
I advised the reasons why an inspection was necessary and to help my opinion of value. I advised the client of the value and the representative of issues I felt were value significant.

Why did you measure to GIA and not IPMS?
The valuation report and comparable evidence were all on a GIA basis. For comparison purposes this was a more prudent way of measuring.

What areas of disrepair were there?
There was damage to the roof lights, some cracking to the concrete structure and damp in the main building.
In the timber structures there was signs of rot and damage I adjusted for their inferior quality.

What was the construction of the property?
The property was a concrete structure with block concrete walls. Corrugated metal sheet roof with roof lights.
There were several structures a mix between the same as the main building and timber structures with flat metal sheet roofs.
