  • RICS Code of Measuring Practice 6th Edition 2015
  • ​Is a GN which is regarrded as best practice
  • Globally available from May 2015
  • RICS Property Measurement 2nd Edition January 2018
  • Effective from May 2018 and introduced IPMS for Residential
  • Note: RICS Property Measurement 1st Edition May 2015; effective from Janaury 2016 Introduced IPMS for Offices
  • IPMS is not suitable in all circumstances and the RICS member must document the reason for departure

  1. GEA is the area of a building measured externally at each floor level.
  2. IPMS1 is the sum of the areas of each floorr level of a building measured to the outer permiter and reported of a FLOOR BY FLOOR BASIS.

  1. GIA is the area of a building measured to the interrnal face of the perimeter walls at each floor level.
  2. IPMS2 is the sum of the areas of each floor level measured to the INTERNAL DOMINANT FACE and rreported on a COMPONANT BY COMPONANT BASIS for each floor fo a building.

  • To the outer face of the external wall in a DETACHED DWELLING
  • To the centre line of attached dwellings or multi unit dwellings
  • To the finished surface of walls shared with Common Facilities

Stated separately are Attics, basemennts/cellars, balconies, enclosed garages
