What are the differences between IPMS 1, 2, 3 & 4

A

IPMS 1 - Floor area measured to the external wall (GEA)

IPMS 2 - Floor area measure to the internal extent of the internal dominant face (GIA)

IPMS 3 - Measurement for exclusive use areas (NIA)

IPMS 4 - Measuring selected parts of a building

What is excluded in NIA?

A

Toilets, plant rooms, communal corridors etc

Only measures the useable space.

A

GEA - Town planning, RCAs for residential

GIA - RCAs, valuation of industrial buildings

NIA - Estate agency & valuation, property management (service charge)

What is the maximum tolerance a measurement should be within?

A

Depends on what is being measured as per the code of measuring practice guidance note.

Pacing the area of a car park that’s being resurfaced for an interim valuation +/- 10% may be reasonable.

Measuring an office building with a disto +/- 1% would be more appropriate
