Design & Specification Flashcards
What is the RIBA plan of work and what are the stages?
Provides a framework for the design, construction and operation of building projects.
Stage 0 - Strategic definition
Stage 1 - Preparation and brief
Stage 2 - Concept design
Stage 3 - Spatial coordination
Stage 4 - Technical design
Stage 5 - Construction
Stage 6 - Handover
Stage 7 - Use
What are Modern Methods of Construction? Provide an example.
Innovative, more efficient ways to build structures.
Examples:
Modular construction - creating the units off site
Cross laminated timber - prefabricated wooden panels stacked crosswise and bonded together.
What are preliminaries?
They describe the works as a whole and specify the general conditions and requirements for their execution.
For example:
- site description, access, parking arrangements
- management of the works
- site setup & welfare
- security & health and safety
What are preambles?
They are an explanation of a document and include things such as a description of the parties to the contract, tendering procedures and objectives of the project.
What is a specification?
It describes the materials and workmanship for a project. Usually read alongside other documents such as drawings or bills of quantities.
What are the different types of specification?
Performance specification - works must reach a certain level of performance. Allows suppliers to innovate.
Prescriptive specification - provides suppliers full design and gives the client more certainty.
Proprietary specification - gives reference to a single type of product to be used
What is the guidance you refer to when tendering a project?
RICS tendering strategies (2014)
JCT tendering practice note (2017)
What is a Bill of Quantities?
A document prepared by a cost consultant that provides specific measures quantities of items of work.
What is BS 7000?
Published by the British Standards Institute it provides guidance on the construction design process at all levels for all types of construction projects.
What are the Building Regulations? What are the approved documents?
They are statutory regulations to ensure new buildings, conversions, renovations and extensions are safe for the people in and around those buildings.
Approved documents:
A - Structure
B - Fire safety
C - Site preparation and resistance to contaminates and moisture
D - Toxic substances
E - Resistance to sound
F - Ventilation
G - Sanitation and hot water safety
H - Drainage and waste disposal
J - Combustion appliances and fuel storage
K - Protection from collision, impact and falling
L - Conservation of fuel and power
M - Access to and use of buildings
O - Overheating
P - Electrical safety
Q - Security
R - Infrastructure for electronic comms
S - Infrastructure for electric vehicles
T - Toilet accommodation
Approved doc 7 - Material & workmanship
What is Building Information Modelling?
A design technology for creating and managing information on a construction project. It creates 3D models where data can be input by all members of the design team.
What is a designers risk assessment?
Used by designers to identify any hazards or hazardous activities in order to eliminate or reduce them.
What are the building control performance standards?
They are standards produced by the Building Control Performance Advisory Group to help ensure uniformity across local authorities and approved inspectors when assessing compliance with the standards.
What are the Construction (Design & Management) Regulations 2015?
They cover the management of health, safety and welfare when carrying out construction projects and set out the duties of clients for construction works, health and safety duties and general requirements for all construction sites.
What is two stage tendering?
The first stage allows the initial appointment of a contractor based on limited design information. The second stage then allows the contractor to work with the design team to refine the project specification and design requirements.
