Arizona Residential Landlord and Tenant Act
The Arizona Revised Statute based on the Uniform Residential Landlord and Tenant Act
Constructive Eviction
The termination of a rental agreement by the landlord’s noncompliance
Distraint
Forcing the tenant to pay rent or other financial obligations by seizing the leased premises and/ or personal property inside the leased premises
Dwelling Unit
A structure or part of a structure that is used as a home, residence, or sleeping place by one person who maintains a household or by two or more persons who maintain a common household
Mobile Home Act
Applies to the rental of mobile home lots
Recreational/ Vehicle Long-term Rental Space Act
Applies to rental of recreational vehicle rental spaces for more than 6 months
Section 8 Housing
Federal housing assistance program that provides rent subsidies for low income families
Security Deposit
Monies deposited with the landlord solely as security for the tenant’s performance of the terms of the lease and which are usually not taxed when recieved

Vacation Rentals
The renting of a furnished property on a temporary basis to individuals as an alternative to a hotel

A major retailer who will drive business to the complex
