Adverse Possession
Method of acquiring property based on open and notorious possession, under a claim of right, color of title, continuous use for five years, and the payment of taxes
Bequest
The transfer of personal property through a will
Codicil
A supplement or addition to a will that normally does not revoke an entire will
Color of Title
That which appears to be a good title but, in fact, is not; example is a forged deed
Conventional (formal) Will
A will that is normally prepared by an attorney and properly witnessed according to the statute
Devise
The transfer of real property by will
Devisee
The one who receives real property under a will
Devisor
The person who wills the property
Holographic Will
A handwritten will that is signed and dated by its maker; cannot be typed but it can be a preprinted form that was filled in by hand; requires no witnesses
Nuncupative Will
An oral will usually done in the last minutes of a person’s life
Per Stirpes
A method of distributing property to heirs whereby the descendant of a deceased heir receives that heir’s inheritance

Adding successive periods of continuous occupation to qualify for title by adverse possession
