Civil Rights Act of 1866
An act that guarantees property rights to all citizens regardless of race
Civil Rights Act of 1964
An act that prohibited discrimination in programs receiving federal financial assistance, but had little impact in the housing market
Equal Housing Opportunity Poster
A poster required to be displayed in brokerages, mortgage companies, and new home sites; Lack of one was considered evidence of discriminatory practice
Equitable Title
The vendee has the right to occupy the property and has all the rights and obligations of ownership
Fair Housing Act of 1968
Bans discrimination on the basis of race, color, religion, and national origin in most types of housing transactions; in 1974, the 1968 Act was amended to include the ban on discrimination on the basis of gender
Jones v. Mayer
A 1968 landmark case banning discrimination based on race in the sale of housing
Plessy v. Ferguson
Infamous Supreme Court ruling, which held that the enforcement of racial segregation of private or public facilities did not violate the U.S. Constitution as long as the separate facilities were equal
Promissory Note
A promise by the maker of the note to pay a specified amount in accordance with specific terms by a certain date
Subordination Clause
The lender will agree to a lesser position of security and allow another person/lender to place a lien in front of the original lender’s lien
Blockbusting
An illegal practice of inducing panic selling in a neighborhood for profit, based on the introduction of minority homeowners into a neighborhood
Department of Housing and Urban Development
Provides assistance for housing and community development; insures mortgages and promotes and enforces equal housing opportunity
Familial Status
One or more individuals (under age of 180) living with either a parent or legal guardian, or a designee holding written permission of a parent or legal guardian for the child or children to live with him or her
Handicapped Person
One ho has a physical or mental impairment which substantially limits one or more of such person’s major life activites
Redlining
Mortgage credit discrimination based upon the density of minorities in a geographic area
Steering
Illegal practice of directing certain persons into or out of areas that are not integrated
