- Fire Safety is obviously of great importance and falls outside of my expertise, if my client seeks advice I would always recommend they seek professional advice.
Fire Safety Act 2021
- Introduced March 2021
- Holds legal obligations of deemed responsible persons
- Confirms that the act applies to structures and everything connected to which was previously unclear
- Responsibility was previously unclear
- Forces owners, landlords, managing agents to take precaution in identifying any dangerous cladding & remediate any dangerous materials

External Wall Fire System
- Applicable when a multisotrey building is bought, sold or re-mortgaged
- Not a building safety certificate but a re-mortgaging value tool
- RICS & Mortgage lenders came together and formed the form to assess the external walls systems over 18m.
ACM
Aluminum Composite Material
- 2 skins of aluminium bonded to a lightweight core
- Thought to provide insulating properties
- Was thought to contain combustible materials that spread the fire across the external elevation.
- Combustible materials now banned from high rises above 18m.
- Local authorities need to undertake remediation.
Building Safety Act
- Passed in 2022 and introduce April 2023
- Identifies that building over 18m are of high risk
- Sets 3 gateways of information and safety requirements for the project to pass
- Golden thread of crucial safety informaiton & documents are required for record
