What is legionella?
Legionella bacteria are found in natural water systems, e.g. rivers and ponds

What should be included within RAMS?
Identify the steps to be undertaken to carry out a specific activity or task in a safe manner.
Can you tell me an example where you used RAMS?
- On inspection, tenant outlined that they had roof damages from a storm.
- Underwent RAMS before the contractor went onto site.
- The weather conditions were not great, therefore for safety reasons – this was rescheduled.
- Mitigate any risks and safeguarding.
What is the difference between a hazard and a risk?
A. A hazard refers to anything that could cause harm (such as a wet floor)
B. The probability that someone will be harmed is called a risk (such as the risk of falling over on the wet floor)
What is a risk assessment?
The guidance advocated the 5 step approach:
- Identify the hazards present.
- Identify the people at risk from the hazards
- Evaluate the risk and the likelihood and severity of any accidents. Existing controls in place should be identified and evaluated.
- Record the findings on a suitable form.
- Review the risk assessment regularly.
What is the key legislation regarding asbestos?
A. The control of asbestos regulations 2012.
What is the Health and Safety at Work 1974
Only UK Act where it is guilty until proven innocent (usually other way around)
Duty to every employer to ensure health, safety, and welfare of all employees
Policed by Health and Safety Executive (HSE) - fine/imprisonment as penalty
Must report injuries - always included in monthly reports to client too so they are aware
Occupiers Liability Act 1957
Regulates liability of occupiers/landlords for injuries caused to visitors
