RIDDOR
Reporting of Injuries, Diseases and Dangerous Occurences (2013).
Types of incidents:
- deaths
- injuries (fractures, amputations, loss of sight, crush, others)
- 7+ day incapacitation
- 3+ day incapacitation
- occupational diseases (carpal tunnel, vibration syndrome)
- dangerous occurrences (plant or equipment hitting power lines)
- Gas incidents
Who should report:
- responsible persons should submit reports under RIDDOR, such as the employer or the person in control of the premises.
Must keep a record of these incidents.
How do I ensure personal safety on site
I always adhere to the RICS Guidance Note Surveying Safely. This discusses topics such as risk assessments and the correct type of training. I ensure that I have completed any relevant training required.
How do I ensure security of personal possessions on site
I try to bring as little as possible. On my Level 34 Refurbishment project, I was based in the same office so I would only bring my PPE and a work phone to take pictures and/or contact anyone should there be an incident.
On my mains replacement programmes, I would store the items in the site office before going out into site.
When have I used PPE on inspection
For a colleagues project (a cycle centre refurbishment in the basement), I was asked to have a look at something to ensure it was on track. I spoke with the Contractor to have a site induction and understand what PPE would be required. I wore a hard hat, high vis vest, boots, gloves and glasses.
What would I do if I believed there was asbestos
I would instruct work to stop until a survey could take place. If one had previously taken place, I would review that with a competent colleague who has a better knowledge of this topic, and discuss further.
I would ensure that a survey is undertaken if I was at all concerned about asbestos.
what hazardous materials have I come across in my work
I am fortunate enough to have not come across any hazardous materials. What I would do is ensure that these are picked up in the PCI or CPP if we are aware of them. If they are found later in the project, I would ensure that a risk assessment is completed and the hazardous material is disposed of safely.
How did a pre-start meeting help to manage H&S
It formalised the discussions that we’ve had previously. On my Level 10 project, we discussed what was happening initially. Then, we discussed working hours, amenities, deliveries, and set out a set of rules regarding access to the site. On this project, it was identified that we needed furniture moves to happen whilst this was a CDM site, and during this pre-start meeting we were able to identify how this would work.

Issued post-Construction
Has information about future constructin works including cleaning, maintenance, alteration.
Should include:
- Description of works carried out
- Residual hazards and how have been dealt with
- Structural principles
- Hazards associated with materials used
- Information about removal/dismantling of installed plant/equipment

Types: crocidolite, amosite, chrysotile.
Commonly foud in: insulation, roofing, electrical/ventilations
Asbestos surveys
Management - standard survey. Locate asbestos. Minorly intrustive.
Refurb/Demo - before any refurb/demo work carried out. Locate and describe. Intrustive.

- Asbestos contained in a safe manner can be let in-situ.
- Training is required to engage in asbestos removal
Need to notify 14 days in advance for removal of Asbestos
Fire Strategy on retail banking projects
Work with fire officer to ensure that project requirements are compliant with building fire and escape strategy. For example, my Level 34 Refurbishment project, I liaised with the fire safety team to ensure that the locks on the new doors were compliant with fire strategy.
Legislation: Fire Safety Order (2005) - risk assessment for offices and shops
