Why was West End Mills not appropriate for a Homebuyer Report
The old professional statement states suitable for property conventional in type and in reasonable condition, Victorian to current day.
Conventionally constructed houses, bungalows and flats, which are in reasonable condition.
If you have sufficient technical skills or experience, then you may decide to report on a wider range of properties, e.g. of unusual or specialist construction.
Whilst Victorian, it wasn’t a conventional construction, being a architect designed conversion of a Woollen Mill and also the internal floors had been completely reconfigured with several split levels.
How would you advise this under the current HSS
Similar to the old Homebuyers, I would report that that this level of service is unlikely to suit:
- complex buildings, for example those that have been extensively extended and altered
- unique or older historic properties – although survey level two services may be appropriate for some older buildings, the decision will depend on the RICS member’s proven competence and knowledge and the nature of the building itself. For example, a survey level two report on homes with traditional timber frames or those built much before 1850 is likely to be inconclusive and be of little use to the client or
- properties in neglected condition. In such cases, a survey level two service will often result in numerous referrals for further investigations, an outcome that many clients find disappointing.
I’d advise a Level 3 Home survey in this instance.
How did you manage compliance with the SLA on the Old Chapel BD11
Spoke to our surveyor support team to see when the SLA was. Then looked at the surveyors diaries to see who was best place to undertake the appointment within SLA without putting them under excess pressure. Best option was me in terms of workload and experience of location.
