What type of contract is most commonly used between the owner and builder to administer the construction of a project?
CCDC2 - Stipulated Price Contract
Stipulated Price Contract = An agreement between a contractor and an owner where the contractor agrees to complete a project for a fixed, predetermined price.
Types of Construction Contracts:
Under what circumstances would a Cost-Plus Fee Payment contract (CCDC 3) be used?
When the scope of work is not fully known.
Cost-Plus Fee = Price of the work is not determined before the work is complete. Owner reimburses the builder for the actual cost incurred plus a fee (fixed or percentage).

When the type of work is known and specified in the contract document.
Unit Price = The amount of work payable for a single unit of work as stated in a schedule of prices.

- CM is paid for services either by a fixed fee, percentage of the actual cost, or an hourly rate
- CM is not at risk should the actual cost exceed the budgeted cost
- CM operates under an ‘open book’ accounting system - Both the CM and owner know the bids of the subtrades

- A combination of the CCDC 5a contract (fee for CM services) and the the CCDC 2 (guaranteed price for construction services)
- provides the owner with a construction budget and and a guaranteed maximum price (GMP)
