What is the role of the Architect in the administration of a construction contract?
A
To be the professional advisor to the the owner in interpreting the construction documents and advising the contractor on performance.

What are the office responsibilities of the architect?
A
- Review submittals
- Issue Supplemental Instructions (SI), Potential Change Orders (PCO), Change Orders (CO)
- Respond to Requests for Information (RFI’s)
- Process and review changes
- Review progress claims
- Prepare CFP
- Coordinate review from consultants
- Review shop drawings
- Obtain O+M and closeout docs
- Prepare record drawings
- Follow up with warranty items during the warranty period

What are the site responsibilities of the architect?
A
- Conduct general or field reviews
- Attend site meetings
- Interpret contract documents
- Review and accept samples/mockups
- Meet with consultants/clients to determine construction progress/percentage of work completed

A
- Provide financing information if required
- Making payments to the contractor
- Review and approve changes
- Supply owner provided materials
- Apply for service connections

What are the responsibilities of the contractor?
A
- Takes on responsibility/control of construction (Workplace safety, work of all subtrades, pays for labor and materials)
- Obtain and pay for permits
- Shop drawings, mock ups, samples
- Provide schedule updates
- Progress claims, RFI’s, change requests
- Apply for substantial performance
- Provide closeout materials (Warranties, inspections reports, O+M’s, as built’s)
