Define Contract Administration (CA)

A

The services provided by an architect during the construction phase of a project. For stipulated construction price contracts, these services are outlined in detail in in one of the Schedules of Architect’s Services which accompany the Canadian Standard Form of Contract for Architectural Services - RAIC Document Six.

A

Bid Bond - Provides assurance to the principal (typically the owner) that the contractor will accept the contract as bid.

Performance Bond - Covers the owner up to the amount of the bond (to complete the project) in the event of default on the part of the contractor.

What is the purpose of a Schedule of Values?

A

To assist the architect in evaluating applications for payment. They should be be broken down into a level of detail that shows trade line items so it is helpful to the architect.

A

A

A written amendment to the contract prepared by the consultant and signed
by the owner and the contractor stating their agreement upon:
- A change in work
- Method and/or amount of adjustment to the contract price
- Extend of the adjustment of the contract time

What is a Change Directive (CD)?

A

A written instruction prepared by the consultant and signed by the owner
directing the contractor to proceed with a change in the work within the general scope of the contract documents prior to the owner and the contractor agreeing upon an adjustment in contract price and contract time.

What are Supplemental Instructions (SI)?

A

An instruction not involving adjustments in the contract price or contract time, in the form of specifications, drawings, schedules, samples, models or written instructions, consistent with the intent of the contract documents. It is issued by the consultant to supplement the contract documents as required for the performance of the work.

A

A drawing, diagram, schedule or data prepared on behalf of the contractor to indicate precise details of the construction materials, products or installation. Usually prepared by the “shop” or the trade, or the manufacturer, supplier or fabricator responsible for the particular product.

1.Closeouts - Ready for takeover - Substantial performance which starts warranty period and Lien period.
2. Release of holdback - 1 Day after lien period.
3. Final Certificate of Payment - When all deficiencies are complete.
4. Final submissions - O+M’s, As-built’s, maintenance materials, warranties.
5. Occupancy - Conditional or Unconditional
6. Warranty Period - 1 year review and report with contractor.
7. Client Management Plan - Address needs, preferences and process of client.

A

A

A legal claim on real property to satisfy a debt owed to the lien claimant by the property owner. This claim can carry the right to sell the property upon default.

What is a holdback?

A

A percentage of the monetary amount payable under a (construction) contract, which is held as security for a certain period of time. The percentage and period of time are based on the provincial lien legislation.
