  • If exempt from an EPC
  • Industrial units with low energy demand (no heating/cooling)
  • Tenancy less than 6 months outside the act
  • Tenancy longer than 99 years
  • When not feasible to improve EPC rating to E or when all improvements with a payback within 7 years have been made. 3 quotes for works must be obtained
  • When it can be proved improvements would devalue the property by more than 5%
  • When consent from a tenant, landlord or planning authority is refused
