When did the Minimum Energy Efficiency Standards 2015 (MEES) come into effect?
- New leases from 1st April 2018, including renewals/extensions
- All existing leases from 1st April 2023 for commercial
Can you name any exemptions from MEES?
- If exempt from an EPC
- Industrial units with low energy demand (no heating/cooling)
- Tenancy less than 6 months outside the act
- Tenancy longer than 99 years
- When not feasible to improve EPC rating to E or when all improvements with a payback within 7 years have been made. 3 quotes for works must be obtained
- When it can be proved improvements would devalue the property by more than 5%
- When consent from a tenant, landlord or planning authority is refused
