Phase 1 ESA (Environmental Site Assessment)
If contamination is suspected, Phase 2 ESA is required
What is the difference between Phase 1 and Phase 2 ESA?
Phase 1 is based on historical records and basic site analysis, no physical samples or chemical analysis is required.
What does a SS C1, Site Assessment analysis include?
Everything except contamination, specifically this includes topography, hydrology, climate, vegetation, soils, human use, and human health effects.
What is the intent of SS C2, Site Development- Protect or Restore Habitats?
Conserve existing natural areas and restore damaged areas to provide habitat and promote biodiversity.
What is the minimum requirement for SS C2, Site Development- Protect or Restore Habitats?
Option 1. Preserve and protect 40% of the greenfield site conditions from development and construction activity
AND
Option 2. Either restore 30% of previously developed area or provide financial support of an off-site land trust .
What must restored soils meet for SS C2, Site Development- Protect or Restore Habitats Option 1, On-site Restoration credit?
Organic matter, compaction, and infiltration rates PLUS either soil biological function or soil chemical characteristics
What amount of financial support is required for SS C2, Site Development- Protect or Restore Habitats Option credit?
$0.40 per square foot of the total site, including the building footprint to a land trust accredited by the Land Trust Alliance

How much of the site must be open in order to get credit for SS C3, Open Space?
30% of the site, including the building footprint, must be useable open space of which 25% must be vegetated.
Artificial turf or small parking islands do not count. It should promote social or physical activity, visually interest, or preserve habitats.
What density (FAR) is required in order for extensive or intensive vegetated roofs to counts towards the minimum vegetated requirement for the SS C3, Open Space credit?
1.5 FAR
