How much of the site must be open in order to get credit for SS C3, Open Space?

A

30% of the site, including the building footprint, must be useable open space of which 25% must be vegetated.

Artificial turf or small parking islands do not count. It should promote social or physical activity, visually interest, or preserve habitats.

EXAMPLE 1:
100,000sf site X 30% = 30,000sf of Open Space
30,000sf of Open Space X 25% = 7,500 sf of vegetation

AND

Option 2. Either restore 30% of previously developed area or provide financial support of an off-site land trust . If a project has at least a 1.5 FAR, green roofs count towards the towards the restoration.

EXAMPLE 1:
1.5 FAR and 100,000sf site of which 80,000sf was previously developed with 8,000sf green roof.

80,000sf X 30% = 24,000 sf - 8,000sf = 16,000sf of restoration

Faucet= 3 uses per day per FTE at 30 second use
Water Closet= 1.6gpf
Urinal= 1.0gpf
Faucet= .5gpm

Example: Calculate the daily baseline water use for an office space with 2 men and 1 woman.

2 x 1.6 = 3.2 gallons/day (men wc)
4 x 1.0 = 4.0 gallons/day (men urinal)
3 x 1.6 = 4.8 gallons/day (women wc)

Sink= (3 FTE x 3 uses/day x 30 seconds) / 60 seconds = 4.5
4.5 x 0.5 gallons/minute = 2.25 gallons/day

Total= 3.2 + 4.0 + 4.8 + 2.25 = 14.25 gallons/day
