How much of the site must be open in order to get credit for SS C3, Open Space?
30% of the site, including the building footprint, must be useable open space of which 25% must be vegetated.
Artificial turf or small parking islands do not count. It should promote social or physical activity, visually interest, or preserve habitats.
EXAMPLE 1:
100,000sf site X 30% = 30,000sf of Open Space
30,000sf of Open Space X 25% = 7,500 sf of vegetation
What amount of financial support is required for SS C2, Site Development- Protect or Restore Habitats Option credit?
$0.40 per square foot of the total site, including the building footprint to a land trust accredited by the Land Trust Alliance
What is the minimum requirement for SS C2, Site Development- Protect or Restore Habitats?
Protect 40%, Restore 30%
Option 1. Preserve and protect 40% of the greenfield site conditions from development and construction activity
AND
Option 2. Either restore 30% of previously developed area or provide financial support of an off-site land trust . If a project has at least a 1.5 FAR, green roofs count towards the towards the restoration.
EXAMPLE 1:
1.5 FAR and 100,000sf site of which 80,000sf was previously developed with 8,000sf green roof.
80,000sf X 30% = 24,000 sf - 8,000sf = 16,000sf of restoration
In order to earn points for SS C5 Heat Island Reduction Option 2, what is the minimum number of parking spaces under cover required?
75% of parking spaces must be covered by a roof
How is bicycle storage calculated?
Commercial: Short-term= 2.5% of peak visitors, Long-term= 5% of regular building occupants
Residential: Short-term= 2.5% of peak visitors, Long-term= 30% of regular building occupants
How are showers calculated?
Commercial: 1 per the first 100 regular building occupants, 1 additional per every 150 regular building occupants thereafter. Visitors are not included in this calculation.
Residential: Per building code
How much preferred parking for carpooling is required?
5%
How is reduced parking calculated?
Case 1 (not pursuing points in LT C4 Surrounding Density and Diverse Uses)= 20% reduction from ITE baseline
Case 2 (pursuing points in LT C4 Surrounding Density and Diverse Uses)= 40% reduction from ITE baseline
How is exemplary performance achieve for LT C7 Reduced Parking Footprint?
Double or triple the parking reduction from the baseline.
Case 1= 60% (triple)
Case 2= 80% (double)
How is parking for alternative fuel calculated?
2% of the total parking spaces
Calculation for daily baseline water use…
Women= 3 water closet uses Men= 1 water closet use, 2 urinal uses Faucet= 3 uses per day per FTE at 30 second use Water Closet= 1.6gpf Urinal= 1.0gpf Faucet= .5gpm
Example: Calculate the daily baseline water use for an office space with 2 men and 1 woman.
2 x 1.6 = 3.2 gallons/day (men wc)
4 x 1.0 = 4.0 gallons/day (men urinal)
3 x 1.6 = 4.8 gallons/day (women wc)
Sink= (3 FTE x 3 uses/day x 30 seconds) / 60 seconds = 4.5
4.5 x 0.5 gallons/minute = 2.25 gallons/day
Total= 3.2 + 4.0 + 4.8 + 2.25 = 14.25 gallons/day
How are permanently installed products calculated for MR C2, Building Product Disclosure and Optimization- EPDs?
Based on distinct materials…
- Product-specific, manufacturer self-declaration = 1/4 of a product
- Industry-wide ISO-complaint GENERIC EPD = 1/2 of a product
- Product-specific Type 3 EPD = 1 product
How is the cost of a material calculated as it relates to material reuse specific to MR C3, Building Product Disclosure and Optimization- Sourcing of Raw Materials?
Actual price of material + taxes and delivery
- exclude equipment and installation/labor
- include any discounts or rebates
How is the amount of green power purchased by the operating company calculated to determine what amount of power will qualify for the EA C, Green Power and Carbon Offsets?
Must purchase 50% renewable power for a 5 years.
Example 1: 254,000sf office requires 11.7kWh/sf/year
254,000 x 11.7 = 2,971,800 x 50% = 1,485,900 sf x 5 = 7,429,500 kWh
