Condition rating One:
No repair is currently needed. The property must be maintained in the normal way
The test for this condition rating is:
– does element need repairing or replacing?
– Is the work required more than normal maintenance?
The answer to both is no in the writing applies
Condition rating Two:
Defects that need repairing or replacing but are not considered to be either serious or or urgent. The property must be maintained in the normal way
Condition rating three:
Defects which are serious and/or need to be repaired, replaced or investigated urgently. Failure to do so could risk serious safety issues or severe long-term damage to your property.
Written quotation is for repairs should be obtained prior to legal commitment to purchase.

This rating must be used when it is not possible to inspect any parts of the dwelling usually covered. If the surveyor is concerned about these parts, advice must be given about any further investigations that are needed.
