usually more appearance based
need to follow zoning codes

typically zoning codes dont have model codes because they are unique to the area

A

zoning codes

A

divided by districts. districits will have density classification (R1, B1, B5). Lower the number the lower the density
within district there is permitted use (ie residential will permit a funeral home)
there can be exceptions

A

Floor area ratio - controls scale, height, mass of structure
ie: 0.5 FAR on a 60’x120’ site = 3600 sq ft allowable building. this can be spread out over floors abov e grade
