What is a conservation and what are the requirements under it?

A

Conservation areas exist to protect special architectral and histroic places - as per the Planng (listed bulding and conservation area) Act 1990.

Being in a conservation may mean that the property is affect by special control called Article 4 Directions.

A

It is a specialist repair solution to corroding steel. A current is ran through the steel elements to counter act the oxidisation process.

A

Pre-tender stage (notice of intention). Leaseholders are provided with at least 30 days to object or provide alteratives.

What is the extension of time process?

A

The contractor provides a notice of delay and request for an extension of time.

The CA reviews whether there is a relevant matter or relevant event. Reviews the dealy against the critical path.

An extension of time certificate will be issued to amend date of completion will be amended.

if not granted a certificate of non-completion may be issued.

What is a loss and expense claim?

A

Construction contracts will generally provide for the contractor to claim direct loss and/or expense as a result of the progress of the works being materially affected by relevant matters for which the client is responsible, such as:

Failure to give the contractor possession of the site.
Failure to give the contractor access to and from the site.
Delays in receiving instructions.
Opening up works or testing works that then prove to have been carried out in accordance with the contract.
Discrepancies in the contract documents.
Disruption caused by works being carried out by the client.
Failure by the client to supply goods or materials.
Instructions relating to variations and expenditure of provisional sums.
Inaccurate forecasting of works described by approximate quantities.
Issues relating to CDM.
