Tell me about an example of when you have submitted a planning application.
I submitted a planning application for the erection of a stable barn and track across a grass field. I prepared location and site plans as well as floor plan & elevations. I provided a design, access and water managaement statement and filled out the appropriate prescribed forms. the application was succesful
How have you applied your knowledge to identify, select and assemble and analyse information relevant to the preparation or determination of appropriate planning applications?
I am currently in the process of applying for a Class R PD on a range of agricultural sheds, I am aware that among other things, highway & access is a deciding factor in Class R applications. I therefore advised and the client to instruct a highways consultant to carry out a highways report to provide alongside the planning appliication
Tell me about an instance of when you have interpreted strategic planning policies.
How have you supported the making of planning applications and/or appeal documentation?
I have supported and carried out research into planning history of subject properties, created digital site location and block plans. Carried out supporting statements in reference to water management, design, and conformity with NPPF and local planning policy.
How have you identified and implemented appropriate consultation procedures and responded to issues identified?
During the consultation period of an application for advertisement boards, the Highways Authority requested that one board be moved further back from the highway and sit in the adjacent hedgerow. I replied quickly an proactively, liaising with my clients first to see if this change would affect their position at all (it did not) and agreed.
How have you identified and helped ensure compliance with planning policies and guidance?
In a recent application for the submission of a stable block and tack room, I noted that the application did not fall under any of the BNG exemptions, I therefore instructed a BNG consultant to provide a strategy in line with Biodiversity Gain Requirements Regulations 2024.
How have you supported the preparation of a design and access statement in conjunction with a planning application.
I provide statements regularly with planning applications, for example I provided a statement to include with a full planning application, an equestrian stable block, and drive. I included information regarding the surrounding road network, speed limits, visiblity etc. i provided information on desing including using permeable materials across the track and matierals that blended in a matched similar buildings in the area.
