I am also aware of RICS Property Measurement 2nd Ed 2018 incorporating IPMS
What are the limitations of a distometer
-Lose accuracy/visibility over long distances as difficult to aim and see lazer

Every 6 months

-Printed out plans. 3 readings at each point with a disto. i then averaged these readings and doumented

GIA within 3% tolerance in AFL
Measurements agreed with TH
Determine level of rent. Within 3% so rent established
PC granted following joint measure
This then triggered rent free to commence
Is IPMS mandatory?
Yes
-Mandatory for RICS members in measurement of offices and residential (unless client specifies otherwise in writing, departure must be documented)
Is it mandatory to follow RICS Code of Measuring Practice
-No but it is best practice to follow

- usable area of the property measured to the internal perimeter wall

Area of building measured externally at each floor level
What do you exclude from GEA
-canopies
-balconies
What type of buildings do you measure to GEA

When is NIA used
-shops and offices
What is IPMS 1
-This is essentially GEA
-Used for planning or building cost purposes
-includes external walls on a floor by floor basis
What is IPMS 2
-Essentially GIA
-includes all areas available for direct use
-Measured to IDF of perimeter wall on a floor by floor basis
What is IPMS 3
NIA
-excludes standard facilities and shared circulation areas
-Measures to IDF on a floor by floor basis
Whats the difference between IMPS 3 and NIA
-Permiter measurements are take to IDF
-Balconies included
-Columns are included
