What is IPMS?

A

The International Property Measurement Standards.

Contained within the RICS Property Measurement 2nd Edition 2018. - A professional statement.

They were introduced to provide greater consistency in measurements.

Mandatory to produce measurement on IPMS basis from Jan 2016 for offices.

IPMS 1 - GEA
IPMS 2 - GIA
IPMS 3 - NIA

Covered canopies and balconies - included but stated seperately.

A

How does IPMS 3 (office) deal with limited use areas?

A

Areas with less than 1.5m headheight is included. Areas with less than 0.25m between columns will be included.

Which basis do you use?

A

If it is for Industrial Units I use GIA (CMP)
If it is for offices I use NIA or IPMS 3 - state on both basis.

A

Sent off for regular testing, can zero it with a standard length.

How did you treat the low head height/ full height glazing / continous heating?

A

Low head height - excluded if less than 1.5m in height under NIA, included in IPMS 3.

Full height glazing - exlcuded in NIA, IPMS 3 measure to the internal dominant face.

Continous heating - a/c excluded if protruding more than 0.25m
