GIA vs NIA/IPMS
It would depend on what i was inspecting?
For Red Book i would also carry out a property observation checklist.
Would also need to comment on condition of the unit for RR/LR and understand what constitutes a tenants improvement.

What was i looking for?
Condition and size of the unit, any areas of disrepair, tenants improvements, specification.
What information did i gather?
eaves, ages, parking, construction, size, condition, fixtures and fittings, tenants improvements, roof condition.
How did i ensure safety?
I adheard to RICS surveying safetly guidance note + rapleys policy. Added key data to my calendar. PPE requirements.
Tell me about a defect i have come across?
On my inspection of Long Itchington i found horizontal cracking to the brickwork near the windows - took photos of this and spoke to an internal building surveyor so they could provide further detailed information to the client.

Long Ithcington i started with the outside and worked my way in and then started with the basement and working my way upwards……
What tools did i take?
Pen, paper, clipboard, phone (camera/dictaphone), Disto and trundle wheel.

What do you look for in an inspection that will affect rental value?
If its an industrial unit:
specification, roller shutter door (automatic), eaves height, roof condition, property condition, yard provision, parking provision.
