Home Survey Standard 1st edition professional standard.
This professional standard covers condition-based residential surveys at all service levels – see appendix A. A residential property survey comprises an inspection, report and advice of the condition of residential property. The primary purpose of such surveys is to consider a property as a physical asset, although some additional matters should be included, such as:
* environmental matters (for example, flooding, radon, former mining activity,
neighbouring uses)
* legal issues (for example guarantees, statutory approvals, rights of way and other easements) and
* risks to the occupants.

Elements which would cause damage to the property and be hazardous to health for the tenant. i.e. leaking roof/gutters and rotten door frame/cill allowing damp/draught/rodents into the property.

What is planned and reactive maintenance?
In general, maintenance falls into two categories: reactive and planned (or preventive). Reactive maintenance focuses on repairing an asset once a failure occurs. Planned maintenance (or preventive maintenance), focuses on avoiding repairs and asset failure through preventive and predictive methods.
