What act specifies new roles of principal designer and principal contractor?
Under the Building Safety Act 2022, new roles of Principal Designer and Principal Contractor were introduced. These roles are now part of the Building Regulations (Part 2A) in England with effect from 1 October 2023 for all work subject to building control. The Client now has to appoint these new roles.

What is the CPP?
A Construction Phase Plan is a key document that details the health and safety risks associated with the construction phase of the project and the control measures that will be implemented to minimise risks or where possible, eliminate them.
Once drawn up, the document should help communicate significant risks, site rules and health and safety arrangements to other people involved in the construction phase.
What is PCI?
Pre-construction information (PCI) is an essential component of construction work and a legal requirement in the planning phase of every construction project in Great Britain. At its core, pre-construction information involves collecting, collating, and communicating relevant health and safety information before construction work begins. The aim is to ensure that all parties involved in any project understand the risks and hazards associated with the work, enabling them to take steps to protect themselves and others.
What is the ‘safe person’ concept?
The RICS have introduced the ‘safe person’ concept. This is when ‘each individual assumes individual behavioural responsibility for their own, their colleagues’ and others’ health and safety while at work’.
There is also a greater emphasis on ensuring the competence of individuals, including their responsibility to ensure the use of safe work equipment and safe systems of work for themselves and others.
