What is the Northwest Territory in the US?
This was the area that was northwesyt of the Ohio River. The land of the Louisiana Purchas was Purchased from the French during the Napoleonic Wars.
What is the Holmstead Act?
This was when a large amount of Public Land was transfered to private ownership.
1862 THIS ACT WAS PASSED
160 Acres of Land were given free to anyone who build a house on it and lived on the land for 5 years.
The only place in the country that this Act still exists is in Alaska.
How much of the Nation still remains as public land?
750 Million Acres.
The main purpose for this land today is conservation and resource extraction.
What are catchment areas?
AKA . Market areas, trade areas, or tributary areas.
A geographic area from which the participants in an activity are drawn.

NOTE:
The Term IMPROVEMENT referes to any structure on a parcel of land which has value and “improves” the parcel’s usefulness.
There are 4 methods to determining the value of land . Name the 4 and Describe them.
- Comparison Method or Market Data Approach - Compare to similar properties recently sold in the same area.
- Residual Method or Income approach method. - This is used in highly developed areas with no vacant land. This is when the appraiser can not obtain a comparison on land. The value is then determined by estimating the potential income from site improvements.
- Allocation Method - The value of land can be estimated by deducting the value of site improvements from total value of property.
- Development Method - This method depends on estimated developmental costs. It should be used when sales of similar parcels are not available.
What is the most acurate method to determining land value?
The Comparison Method is the most accurate.

What are the two types of land surveys?
- Geodetic - takes into consideration the spherical shape of the earth.
- Plane Survey - Assumes the earth is flat.
There are 3 levels of detail when having a land survey for construction. Waht are those levels?
1 - Preliminary Survey - Basic Information
- Construction Survey - Describes the precise condition of the site and adjacent structures.
- Posession Survey - Made after completion of construction.
Name the Various types of Plane surveys
- Land Survey - Land Parcels and Sites.
- Topographical Survey - This shows elevations with contour lines
- Route Survey - Civil Engineers with laying out roads and utlitiy lines.
- Hydrographic Survey - Describes bodies of water like oceans, lakes and rivers.
- City Survey - Locate Property Lines in cities.
- Aerial Survey - Prepared though the use of aerial photography.
- Construction Survey - Provides markers for precise locations of building on a site.

What is the purpose of a site analysis?
Investigating basic data that relates to a particular site.
NOTE: Outside activities can be visually distinguished up to about 450 feet.
Outdoor Spaces appear to be intimate at 40-80 feet.
People who stand 3-10 feet away are considered to be in direct relationship.
- Walking Speed is an average of 2.5 miles per hour.
NOTE: Dark objects seen against a light background recede, such as a tree viewed against a sky.
Light Objects seen against a dark backgound advance and are very visible.
