A

This was when a large amount of Public Land was transfered to private ownership.

1862 THIS ACT WAS PASSED

160 Acres of Land were given free to anyone who build a house on it and lived on the land for 5 years.

The only place in the country that this Act still exists is in Alaska.

  1. Comparison Method or Market Data Approach - Compare to similar properties recently sold in the same area.
  2. Residual Method or Income approach method. - This is used in highly developed areas with no vacant land. This is when the appraiser can not obtain a comparison on land. The value is then determined by estimating the potential income from site improvements.
  3. Allocation Method - The value of land can be estimated by deducting the value of site improvements from total value of property.
  4. Development Method - This method depends on estimated developmental costs. It should be used when sales of similar parcels are not available.
